Rental
Marketing
We're so well-versed in the rental market that we know exactly how to price and market the property. We get our clients top-dollar for their units and quickly rent them out to your ideal tenants. Our properties are marketed on the same MLS system that Realtors use.

Maintenance
We outsource maintenance but have insured vendors who are readily available to help us in a timely manner. We do not upcharge these invoices as many property managers do. Our owners actually receive copies of our invoices with their monthly statements so the charges are 100% transparent.

Tenant
Screening
We have a rigorous tenant screening process and a scoring system. We are so confident in our selection process that we even offer our owners an Eviction Guarantee where we'll pay up to $1000 toward eviction expenses if needed. Fortunately this is very rare, because we work to find tenants who have stable income, good credit, references, and we run background checks.

Inspections
We complete thorough inspections with a report that is given to owners on an annual basis and this is a part of our core fee. Additional inspections are also available upon request, but are typically not needed as our vendors or handymen are in properties upon any maintenance request, so we generally have "eyes" on the property throughout the year and can preemptively identify any potential problems, unauthorized pets, etc.

Effective marketing begins with a comprehensive market analysis to determine your unit's optimal price. We market properties to a large array of websites. This significantly helps to minimize vacancy times. Additionally, we work with professional photographers to make the rental units look pristine.

Enforcement
We use a custom lease drafted by an attorney in Georgia so it gives us the ability to enforce rules and evict tenants if necessary. Again, due to our screening process and relationship with tenants, we can generally avoid costly evictions.
